Why do you need an inspection?
Buying:
- Inspectors help to insure that you have a better understanding of the house you are buying
- An inspection covers all of the major systems of the house
- Inspectors know what to look for to save you thousands in hidden repair costs!
Selling:
- The law changed several years ago in Texas. Now, if something shows up on the inspection report of the buyer, you can't fix it yourself. You have to use a licensed person to perform any repairs which costs you more money!
- Get your house inspected before you put it on the market and get a chance to fix it yourself!
Phase inspections: (4)
- Before they pour the slab: this helps to insure that all the plumbing and foundation footings are where they should be
- Before they sheet rock: this lets the inspector see the framing, electrical, plumbing, and duct work before it is covered
- Before move in: this lets the inspector get one last look at the house before you take possession to make sure everything is as it should be
- 11 months after move in: this lets the inspector go over the house one last time before your builder's warranty runs out to make sure nothing has gone wrong since construction
